Additional New Commercial Strip Planned

An online commercial listing from Shaso Consulting in Charlotte Hall reveals changes that could be coming to Charlotte Hall Center. Located at 30030 Three Notch Rd, the center is now home to Hooks & Hangers, a laundromat, Pizza Hotline, and other businesses. The entire 40 acre commercial site encompasses everything from the old farmers market up to Fred’s Liquors, and stretching back behind Encounter Christian Center. Chick-fil-A recently opened on the farmers market site, and will soon be joined by Starbucks and Aldi.

The existing commercial strip is shown with an improved facade between the laundromat and Pizza Hotline. Occupied by Hooks & Hangers, the space was once an IGA grocery store some time ago. A rendering shows updates that would split the larger space into four smaller spaces, with Hooks & Hangers remaining in a portion. Two new spaces are indicated in the center, with Five Guys rounding out the fourth nearest to Pizza Hotline. The plans are far from final, showing what’s possible there. Potential exists for other development across the full site.

Elsewhere in Charlotte Hall, a bit further north, a new retail strip is listed. Located at 30350 Three Notch Rd, next to Advance AutoParts, the to-be-built strip includes 6 retail spaces. The two end units are approximately 2100 square feet, with the four interior units at roughly 1650 SF each. The commercial building will round out the commercial development beginning at the corner of Mount Wolf Rd and Route 5 with Wawa. 

The listing highlights the visibility along Route 5 on the “going to work side of the road” with more than 40,000 average daily vehicle trips passing the area. Uses could include fast food, restaurant, medical, or other retail businesses. Just behind the retail strip and Advance AutoParts, on 2.81 acres, Charlotte Hall Self Storage was previously approved by the Planning Commission and is currently under major site plan review. No word on any businesses planning to occupy the retail spaces, which must still go before the Planning Commission for approval.
