Weis Grocery & Gas, More in New Shopping Center

Located at 30005 Three Notch Rd, nearly 13.5 acres is slated for a new shopping center, after permit extensions have been filed with the county’s Land Use & Growth Management (LUGM) department. Oaks Joint Venture LLP, proposes Charlotte Hall Station where Weis plans to build a new 60K SF grocery store. Additionally, Weis Gas-n-Go will front Route 5. Blueprints show the grocery store may include a pharmacy, Amazon pickup, Starbucks kiosk, and a salad/hot bar area. A rumored shopping center was planned for this same location more than a decade ago, when McKay’s was the anchor with a 100K SF store at the center.

The current layout also shows 20K SF of retail, potentially available as 7 separate spaces. Four additional buildings in the shopping center include one 8725 SF, one 4K SF with a drive-thru, one 5800 SF and one 3900 SF. The existing entrance, right in/right out (RI/O) off 5, will remain, with as many as four entrances off Charlotte Hall Rd, and one off Golden Beach Rd, all RI/O.

A market breakdown included in the brochure highlights a population of 29K within a 15 minute driving distance whose average household income is $151K. Education breakdown shows 31% with a high school diploma, 17% with a bachelors, and 11% with graduate degrees. Simply, 59% of people in the market area have at least a high school diploma or higher. An educated customer base adds value to potential businesses.

Three population subgroups were identified. The “Savvy Suburbanites,” 27.4% of the population, are described as “well educated, well read, and well capitalized empty nesters and empty nester wannabes who still have adult children at home.” The “Pleaseantville” group, 22.1%, are “not cost-conscious consumers [who are] willing to spend more for quality and brands they like.” Finally, the “Workday Drive” group, 17.9%, are “affluent family-oriented parents with growing children [who]…carry a higher level of debt.”

Permit extension requests were filed in early May. I don’t recall this shopping center development having been included in the conversation about other, more recently approved, commercial and retail developments in the area.
