Townhomes Possible off Chancellors
Seven lots off Horsehead Road in Lexington Park could become a community of 47 townhomes called “New Life Haven.” Documents filed with the county’s Land Use and Growth Management (LUGM) Department show eight rows of townhomes, with new road Redeemed Lane connecting to Horsehead Rd. The development will also have an entrance on Chancellors Run Rd called New Life Lane via an existing right of way. Residents will have 94 parking spaces, or two per unit, which are identified as garage and driveway spots. No additional spots for guest parking are shown on the site plan. Also shown is a playground, play field, and multi-sport court at the entrance of Redeemed Lane.
Estimated impact on schools is 10 elementary, 5 middle, and 7 high school students. St. Mary’s County Public Schools said existing bus stops at Chancellors Run/Horsehead Roads and Chancellors Run/Rose Lane would serve the neighborhood. There is potential for an additional bus stop at Chancellors Run/New Life Lane once the latter road is constructed.
Planning documents show a 65 FT buffer yard around the development. The area is currently zoned for W/S-6D, or service in 6-10 years, but will need to obtain an amendment to the Comprehensive Water & Sewer Plan (CWSP) to move that up if construction is intended within the next few years.
This development is still going through document approvals, and has not yet been heard by the Planning Commission.
