Park Place Apartments

“Restaurant Row”, the area with Red Robin, Texas Roadhouse, and Olive Garden will soon be getting some new customers. Directly behind the SAIC building and Holiday Inn Express, on a nearly 7 acre site, a four building apartment complex is planned.

Developed over the course of four years, the complex will have a total of 160 units: 54 one bedroom, 74 two bedroom, and 32 three bedroom. This will be complimented by 373 parking spaces, including 29 garage spaces. Years 1 and 2, or Phase 1 of this project, will see four story buildings with 32 and 48 units, respectively. Years 3 and 4, or Phase 2, will mirror the development of the first phase. Two buildings will be directly behind SAIC, while the other two will reside behind Holiday Inn Express. Additionally, a 1600 SF clubhouse is planned for construction between the two smaller apartment buildings.

No word on when this development will begin, and it has not yet received approval from the Planning Commission. Other recent apartment complex approvals, like the one at the intersection of FDR Blvd and Route 4 (link below), were called “luxury” apartments with market driven rent prices. I expect these apartments to follow the same model, unfortunately leaving the need for affordable housing unaddressed by new development.
