Charlotte Hall’s Future

There is an empty retail space in the Charlotte Hall Square strip mall, next to Papa John’s. In exploring the listing, I found a brochure that shows potential future developments as part of that area. A .859 acre pad site is showing between the end of the strip mall and Food Lion. There is also a 1.306 acre pad site in the front corner of the parking lot, near Wendy’s. The brochure also shows future developments, including the area of the farmers market, a proposed shopping center on 235 southbound before 7-11 (remember the abandoned boat and trailer that was parked there?) and the development near the VA Clinic, where Sheetz and office buildings are planned.

Speaking of the farmers market, a listing from Shasho Consulting shows a potential future for this area. Named “Charlotte Hall Crossing,” the area includes up to 40 acres for redevelopment, and stretches north from the farmers market all the way up to Fred’s Liquors at the corner of Golden Beach Road. There are several areas of redevelopment highlighted, in addition to the Aldi’s, Chic-Fil-A, and retail space recently approved by the Planning Commission and marked as “Coming Soon” on the layout. Included are a new shopping center in the back part of the commuter lot, an office building and a medical office building, and finally a flex space/warehouse building. Interestingly, the brochure highlight’s 71K people, 24K homes, and an average household income of $130K within a 10 mile radius.

Finally, I found a listing for property just over 4 acres listed for ground lease between Carpenter Lane and the Farmers Market on 235 NB. No suggested layout was shown on the flyer, but it does note 40K average daily trips by vehicles through the area.
