Esperanza Shopping Center

An online listing for the old Esperanza Lanes bowling alley shows the potential for new retail box stores to take over the space. With 22K SF available, the listing shows the potential for two box store spaces on 1.24 acres. The landlord is planning facade and parking lot improvements to accommodate the proposed use.
Duke 22664 LLC is the owner of the old bowling alley space, as well as the autoshop at the end of the building that used to be Hewitt’s Service Center. Hewitt’s was sold back in 2016 for just over $1M, and was then home to A to Z Auto Repair and Hertz. This 8500 SF space is now up for lease. The total property covers not only the retail space, but also the parking lot area in front of and behind the building. There is also an advertised available pad space in the front left parking area nearest to the highway.
What would you like to see in the new retail spaces, and do you think the additional pad site in the parking lot should be used?
