Lexington Exchange Future Development

Lexington Exchange has been steadily developed, first with RC Theaters, then Aldi, and an assortment of warehouse flex space. Currently, there are two site plans (linked below) that show potentially different futures for development of the overall 140 acre mixed use site.

The first site plan, more retail focused, shows 6 small pad sites surrounding a large proposed big box store. Pads A-C front Three Notch Road between Aldi and Bollywood Masasla. Pad D sits behind Aldi, while Pads E and F are identified along Oak Crest Drive heading toward the movie theater. The big box store location takes up the majority of the space between the backside of the movie theater and the three pad sites along 235.

An alternative site plan, focusing more on flex warehouse space, shows three future buildings in place of the proposed big box store. Currently, the 15 flex buildings already constructed or currently being constructed, equal a total of 604,710SF of space. With these three potential additional buildings toward the front, the total of warehouse space would be 731,070SF.

Average household income within 5 miles is $124,207, with a population of nearly 45,000.

The pad sites, big box site, and the additional flex warehouse are all proposed uses. Currently, nothing has been approved for that area of the overall development.
