Nearly two acres of land on Greenery Lane, across from Last Drop and Toots, is being advertised for sale as “Hollywood Town Center.” Owned by Earley Properties LLC, which also owns Last Drop and Bradford’s Neighborhood Market, the property is zoned Residential Mixed Use, and can be developed as 100,000 sqft retail center or up to 100 townhomes.

Looking at the layout provided in the listing, it seems this could be developed partially as residential townhomes and partially as retail space. The diagram shows 32 townhomes and a large retail area fronting Mervell Dean Rd.

The brochure highlights 100,000 people within a 10 mile radius, a median household income of $101,477, and states St. Mary’s County has the 14th highest Median Household Income in the United States. (I think some of this info is out of date, particularly the median income amount).

In Charlotte Hall there are several lots available for development in the new commercial area where the VA Clinic was built. This will be called Charlotte Hall Commons.

Sheetz is already confirmed for the area, and this listing shows the intention of installing a traffic light at the intersection in the future. Currently there are approximately ten other lots available for purchase in the immediate area.

The back half of the property, comprising around 30 acres, has already been sold for development of office space.
